Hi, guys. I’m Greg Kurzner.

Brent Bagley:
And I’m Brent Bagley.

Greg:
And we’re with Resideum, and we’re at our latest acquisition. This is a house that we bought right near East Lake Country Club. And we’re excited about it. It’s a four bedroom,

Brent:
two bath

Greg:
two bath house and really mostly cosmetic stuff. There’s been some kind of issues in it that you’ll get a chance to see. But this is one that we’re pretty excited about because we think we can get in and out pretty quickly and we can turn this thing back into its former glory. So let’s take a look inside, shall we?

Brent:
Yeah.

Brent:
All right. So in here, we’re actually going to need these lights. It’s actually pretty dark. So, you can see for the most part, in the rooms with windows. But once we get in the back where the kitchen is, you’re going to need these to see.

Greg:
Yeah. So no power. I guess this would be what, the family room?

Brent:
Yes.

Greg:
And as we walk through in here, we have one bedroom back over here. Tada. Pretty good size. We have these two inch oak hardwood floors that we’re going to refinish. And this was renovated fairly recently. But as you can see, we had a leak and not just your garden variety, ordinary leak, but your pretty severe mold-inducing leak. So that’s going to have to get fixed. Let’s see the kitchen, shall we?

Brent:
Well, we’ve got this other bedroom right here on the left before we get into the kitchen.

Greg:
Yeah. So another bedroom right off the family room gives us two bedrooms down and that half bath. And we have had some visitors. So again, it really looks worse than it is again, the leak and the mold that’s been allowed to grow. But the kitchen had been renovated pretty recently. We’ve got these cabinets that we can maybe do some good with in the granite countertops. But obviously this is going to take a lot of work. And this is where we’re going to spend the majority of our money, right, Brent?

Brent:
Yeah.

Greg:
All right. And then behind here we have another room, kind of, I guess it was originally the patio outside, and they’ve enclosed it, created another room back here. So it’s a breakfast room or whatever. Pretty much. And then this is going to be back…And the what?

Brent:
The laundry room’s back here.

Greg:
Okay. So kitchen, breakfast area, laundry room, et cetera. And then this is out to the back. So we got one more floor to go take a look at, right?

Brent:
Yeah.

Greg:
All right. Lead us on upstairs. This is blinding me. Floors kind of buckle there.

Brent:
A little bit.

Greg:
The one thing that you don’t get from the video is the smell, which is fantastic.

Brent:
Yeah.

Greg:
All right, let’s go on up.

Brent:
All right. So over here, we’ve got one bedroom. You’ll see again, not bad on size. Closet right over here.

Greg:
Yeah. So it doesn’t really have a master. We have kind of four bedrooms and two baths.

Brent:
Yes.

Greg:
And that might be a problem. But what we’re hoping is obviously in the price point, and with the square footage that it’s going to appeal to somebody that is going to be okay with that.

Brent:
This bath’s not really in bad shape.

Greg:
It’s probably the source of the leak, right? Where do we think it came from?

Brent:
Probably the tub or maybe even under the sink. We don’t really know yet because there’s no water.

Greg:
Yeah, once we investigate. And then kind of the…

Brent:
Last bedroom.

Greg:
Yeah. So they finished this up. Originally, the house didn’t have a second story, so they just popped the top a little bit, put two bedrooms and a bath upstairs, and added that square footage. And again, as you can see, it’s a lot of cosmetics, not too much in the way of anything structural. We just have to kind of clean up the mess that was made from the water.

Brent:
Yeah.

Greg:
All right. Well, that’s it. So hopefully next time we’re here, you’ll get to see a lot of progress, and we’ll be moving our way forward towards getting this thing back on the market and sold to a happy homeowner.
