Frequently Asked Questions

Question: Do you actually buy my house, or are you just a real estate agent who will list the house for sale on the MLS?
Answer: This is a really good question. We buy houses. We’re not agents who just want to list the house for sale. If you work with us, we will be the buyer who pays for your house. We are professional home buyers: We buy houses in Atlanta that meet our specific purchasing requirements. We usually make repairs to the house after buying it, then sell it to another individual who will live in the house.

Question: Do you pay fair prices for the houses you buy?
Answer: Very frequently, the houses we purchase are below market value, often because the houses need extensive repairs or upgrades. Or the owner needs a quick, creative or unusual solution to a difficult problem. Because we often must spend tens or even hundreds of thousands of dollars to repair the house or mitigate a problem, we do look for homes that are priced at a fair, reasonable discount. We have found that the sellers we work with aren’t expecting a large “windfall” on the property but instead appreciate that we close very quickly because we have our own funds, pay cash, and we deal with expensive and time-consuming repairs so that you don’t have to do any of that yourself. You will also not have to pay a real estate agent fee, so you will likely save thousands in commissions. If that sounds like a reasonable solution to your particular problem or situation, let’s connect and find a price that is agreeable to both of us–one that gets your house sold fast. (Remember, there’s no cost or obligation to get a cash offer, so request an offer today.)

Question: How do you arrive at the price you offer for my house?
Answer: Our process is very simple: We consider the location of the property, the condition of the property today and any repairs or upgrades the house needs, and we look at comparable houses that have sold recently in nearby neighborhoods. We consider many pieces of data to arrive at a price that will enable us to do any needed repairs and that you will agree is fair.
Question: Do I have to pay you any fees or commissions?
Answer: Unlike selling your house through a traditional real estate agent or broker, when you sell directly to Resideum, you pay NO commissions or fees. Instead, we make you a cash offer, and if that works for you, then we buy your house. It’s that simple. We set a closing date that meets your needs and schedule (and we pay closing costs in most cases). At closing, you’ll get a check (or a wire transfer directly to your bank). The money we earn doesn’t come from fees or commissions. Instead, we put a lot of additional money and hard work into the house to make it almost new, and sell it to a new homeowner, hopefully at a profit. We may not earn anything. We could even lose money on a given house, but that is our risk, not yours. Once we close the house with you, your responsibility ends. You walk away with cash, free of any more problems with the house.
Question: How are you different from a real estate agent?
Answer: Real estate agents don’t buy houses from their clients. Instead, they simply represent the seller, put the property on the market, and hope they can find a buyer for the house. The agent fields phone calls and other inquiries, then shows, or arranges showings for other agents who bring a possible buyer to look at the house. The amount of time it takes to find a qualified buyer can depend on numerous factors, but could take 2 to 12 months. Upon completion of a sale, the agent will take a commission, typically 3% to 6%. For example, the commission for a $300,000 house at 6% would be $18,000. Agents offer a legitimate service, and most houses are sold through agents. But if you are not prepared to wait months to find a buyer, and you don’t want to pay commissions, there are alternatives. Resideum is one of those alternatives. We are different from real estate agents because we are home buyers, not agents. We basically make it easy to take out the “middleman” agent. You deal direct with the buyer (us), not with an agent. We pay cash, unlike most buyers you will find through an agent. Regular homebuyers will have to get a mortgage approved, which can take weeks. And sometimes they get denied at the last minute, further delaying your sale. With Resideum, you don’t have to worry about loan denials because we have our own source of funds for our purchase from you. And because we control our own funds, we make fast decisions to buy a house. We can usually give you an offer within 24 hours, and complete a purchase as quickly as 7 to 21 days. Regular homebuyers that an agent will bring you are almost certain going to need 4 to 8 weeks or more to get to the closing table. And one final difference between using a real estate agent versus selling to Resideum is that we buy houses in any condition. Agents will have a very difficult time selling your house if it needs repairs. The agent will probably insist you make repairs before they can sell it. We don’t want you to spend a dime. That’s what we do, AFTER you sell the house to us.

Question: Am I obligated to accept your offer after I send you details about my house?
Answer: No, absolutely no. You are under no obligation whatsoever to sell us your house if you simply request an offer . When you submit details to us about your house, we will take a look at the information, perhaps talk with you and we may take a quick look at the house. Then we will make you an all-cash offer that is fair to you and fair for us. After that, you decide if selling to us is right for you. No hassle. We’re not going to insist that you sell to us. It’s totally your decision.
